Off-Plan Home Lighting Checklist: Every Fixture, Every Room
When a Dubai off-plan property is handed over, the developer almost never supplies the lighting you will actually live with. You get ceiling points, a bare bulb in the bathroom and maybe a cheap flush fitting in the kitchen — and then the rest is up to you. That means a lot of buying decisions in a short window, usually while you are also ordering furniture. This checklist walks through every room, how many fixtures to buy, what type, and what to spend, so nothing is forgotten and nothing is over-bought.
If you want the bigger picture first, start with our Ultimate UAE Home Lighting Guide. For individual prices, see the chandelier price guide and the whole-home budget guide.

Buy in This Order (It Saves a Second Electrician Visit)
The single most useful piece of advice for a new home: buy hard-wired fixtures first, plug-in lamps last. An electrician costs per visit, so you want every ceiling and wall fixture on site before they arrive. The order that works:
- Ceiling fixtures first — chandeliers, pendants, flush and semi-flush mounts, and any recessed or track lighting.
- Wall fixtures second — bathroom vanity lights, wall sconces, and outdoor wall lights (these often need wiring roughed in).
- Plug-in lamps last — floor lamps and table lamps can be added any time after you move in; they need no electrician.

Room Notes That Prevent Mistakes
Living room — spend here, it sets the tone
This is the one fixture guests see first, so put most of the "wow" budget here. A glass or crystal chandelier in the AED 1,500–3,000 range reads as a statement without being excessive. A good starting point is something like the 3-Light Modern Crystal Drum Flush Mount (around AED 919) for a lower ceiling, or a fuller chandelier for a higher one. Layer a floor lamp in a corner for evenings — see our floor and table lamp guide.
Dining room — hang it low and centred
One pendant or chandelier centred over the table, bottom of the fixture 75–85 cm above the tabletop. For sizing and height rules, read our dining pendant guide.
Kitchen island — the pattern people get wrong
For a typical island, use two or three pendants evenly spaced, not one. Each around 450–1,200 AED from the island chandelier or kitchen pendant ranges. Add LED task light under cabinets for work surfaces — our LED strip guide covers this. For full room logic, see the kitchen lighting guide.
Bedrooms — flush or semi-flush, plus a bedside layer
Most bedrooms want a soft semi-flush like the 4-Light Mid-Century Modern Fabric Drum Semi Flush Mount (around AED 890) or a simpler flush mount from AED 395. Add a bedside sconce or mini pendant each side of the bed — the 1-Light Mini Modern Bauhaus Opal Glass Globe Bedside Pendant is around AED 440. Browse the full bedroom range.
Bathrooms — never skip IP44
Every bathroom ceiling light needs IP44 or higher, and the vanity light above the mirror is what actually makes the room usable. A Dimmable LED Modern Three-Color Vanity Wall Sconce runs about AED 396, and a linear vanity light about AED 440. Full rules in our bathroom lighting guide, and the bathroom range is here.
Outdoor — IP54 minimum, IP65 better
For the front entrance, a weather-rated wall light of IP54 or IP65 is non-negotiable in the UAE climate. Expect AED 290–700. See the outdoor wall lights range and our outdoor wall light guide.
Frequently Asked Questions
What lighting does an off-plan home in Dubai come with?
Usually only bare ceiling points, plain junction boxes, and basic single-bulb fittings in wet areas. The developer does not supply decorative chandeliers, pendants or wall lights — you buy and install those yourself.
In what order should I buy lighting for a new home?
Hard-wired ceiling and wall fixtures first (they need an electrician before furniture arrives), then plug-in floor and table lamps last, since they need no installation.
How many fixtures does a typical UAE home need?
A three-bedroom apartment needs roughly 15–20 hard-wired fixtures. A villa with foyer, majlis and staircase can reach 30 or more.
Do I need IP-rated lighting in a new home?
Yes in wet and outdoor zones: IP44 or higher in bathrooms, and IP54/IP65 for outdoor wall lights. See our IP zone guide for the exact boundaries.
